Front yard zeroscaping and paver driveway install
The first image shows the area before the transformation, while the subsequent photos showcase the results after we incorporated the zeroscape and paver driveway. This Altas Renovation project turned out wonderfully for the client, who wanted to eliminate the need for mowing and watering their lawn. It's an excellent solution for conserving water while still maintaining an attractive front yard.
16 Unit Townhome Complex in Madras
The renovations for this complex were extensive! To start we removed all the old fencing, landscaping, repaired the existing siding and trim. We then installed roughly 350 linear feet of fencing, added 115 new plants, a new irrigation system, new artificial turf 16 backyards, and painted the exterior. We will be replacing the roof on all three buildings in the summer of 2024.
On the interior, we completely gutted the units. Removing the flooring cover, cabinets, doors, and the trim. We patched and painted all the interior walls and ceilings, installed all new cabinets and vanities, tile kitchen countertops, new laminate flooring, and all new trim and doors.
The goal for the owners of this complex was to maximize their earnings on all fronts. We were able to work closely with the owners of this complex to set a budget and put a plan in place to attack the renovations in an efficient manner. The owner had purchased the complex for $890,000 in mid 2020 when the average rent was $680. We executed the full interior and exterior renovations for roughly $650,000 and now unit rents are $1450. The owner is now all in on the property for an estimated $1,550,000. The property was appraised in late 2022 for just under $3,000,000. An added value of about $1,450,000.
26 Unit Apartment Complex in Madras
This one is a work in progress. On the exterior, we have removed over 100 trees and stumps. Completely rebuilt the irrigation system in the flower beds and planted over 220 plants. Then finished the beds with river rock.
We are still contracted to complete the exterior of the complex including repairing all the damaged siding and installing “belly bands” on all the buildings. Also, repaint the exterior of all the buildings and replace the decks and railings as needed.
The interior renovations that have just begun are to remove all the old carpet, doors/trim, and countertops. Then we patch and paint the interior, install new laminate flooring, new doors/trim, and tile the countertops.
On this complex, we worked diligently with the owners to come up with a renovation plan that would make the units feel modern without being overly costly. The owner purchased the complex for $3,000,000 in April of 2023 with an average rent of $850. The estimated cost of the renovations is $720,000. The units that have been completed are now renting for $1,350 and those rents are expected to be increased as the exterior renovation is completed. After project completion, the estimated appraised value is $4,500,000-$4,900,000. That’s an estimated $780,000-$1,180,000 in value-added!
Four Plex in Bend, Oregon
This four-plex in East Bend, Oregon was a fun one.
We removed and lifted numerous trees and overgrown brush. Then rebuilt all the exterior decks and balconies and followed that up with three toned exterior paint. We then moved to fencing all four units, with their own private spaces and artificial turf yards.
Moving inside we removed all the old doors, base and door trim, carpet, and countertops. We then gave the interior a fresh coat of paint, installed laminate flooring, tiled the bathroom floors, and tiled the countertops. And finished the units off with new doors, trim, and light fixtures.
We were able to execute these renovations within the budget the owner of the complex had. We set forth a goal to maximize rental income and stay within the specified budget to maximize the return on their investment. This project was a major success. The owner was able to purchase the four plex for $725,000 and we were able to execute the interior and exterior renovations for $125,000. A total investment cost of $850,000. In early 2023 the owner was able to refinance the complex and it appraised for just shy of $1,300,000. The rents increased from an average of $850 per unit to over $2,000 per unit.
House in NW Redmond, Oregon
This house we repaired the exterior siding and trim and finished it with a new three tone paint. We then repaired the out of order irrigation and installed a new sod yard with bark accents. On the interior we kept it simple and replaced the carpet with new laminate flooring.
House in Tillicum Village
This house renovation was a big one. This was a full interior and exterior renovation. We brought this home from its unmaintained original 70’s look into modern-day 2022.
On the exterior, we repaired the damaged siding, installed new windows, and then painted the house. We removed tons of overgrown trees and shrubs from the lot and shaped all the vegetation that we saved. Then we rebuilt the irrigation system and added a new system in the back. After the irrigation was set to go, we planted new vegetation and over 4500 sqft of sod. We got the old wooden shingled roof removed and replaced then poured new patios and walkways in the front and back of the home.
On the interior, we removed two fireplaces and a wall to open the kitchen into the living area. Then removed the kitchen cabinets, popcorn ceilings, and existing flooring cover. We then retextured all the ceilings, installed a new kitchen, and replaced all the interior doors, and flooring throughout. Laminate in the living areas, tile in the bathrooms, and carpet in the bedrooms, and finished the interior with fresh paint and new trim.
House in East Bend, Oregon
With this house, we painted the exterior and did a new backyard with dedicated walkways, and new sod, and rebuilt the already existing pond.
On the interior of this home, we did new granite countertops throughout with a mosaic backsplash. We repainted the interior, installed new laminate floors in the living and kitchen spaces, and new base trim throughout the whole house.
